As a custom builder, there are no "standard features" which are the same in every home. Every home is treated differently depending on the style, size, location. client needs and budget. Gatta Homes remains on the cutting edge in building technology. Gatta Homes was the first in the peninsula with computer aided 3-D drafting back in the 80's. The client does a walk through inside and out of their home prior to any commitments of digging. Gatta Homes is the first and only builder to use SIP panels as a standard building system on a full-scale use. For years they have used Thermapan Structural Insulated Panels (SIPs) for exterior walls in new homes. A 4" SIP provides up to 35% better insulation value than a conventional 2" x 6" stud wall with fiberglass batt insulation. This sealed wall system also eliminates the potential for mould growth and "sick house syndrome" which is prevalent in many conventionally built homes and young children. Homes built with SIPS on the exterior are combined with steel stud walls on the interior, resulting in straighter walls and virtually eliminating the possibility of screw pops in the drywall. Steel framing allows for unlimited shapes, curves and angles for a more interesting feel in the flow of a home.
The payback for the initial upfront cost for this system is only four years or less.
The latest advancement in residential housing technology is Insulated Concrete Form (ICF) technology. Gatta homes completed Niagara's first ICF home in Niagara on the Lake, which exceeded both R-2000 and EnviroHome standards. Hollow insulating styrofoam blocks are filled with concrete to form the exterior walls. A steel joist system supports concrete floors with a radiant in-floor heating system. Cooling is achieved through a high velocity air conditioning system. A Heat Recovery Ventilator brings fresh air into the home for superior indoor air quality. The R-2000 program has issued an energy guarantee for the home certifying that the home will use only 48% of the natural gas for heating as a conventionally built home of the same design. If the home does not meet these standards over a 3-year period, they will pay the homeowner's gas bill in excess of the specified amount.
